Urban waterfront revitalization is fundamental in urban redevelopment discussions, particularly in post-industrial zones (Bruttomesso, 2006). Such transformations offer significant opportunities for sustainable development by integrating economic, environmental, and social dimensions. This study investigates the revitalization of waterfront to promote economic growth, focusing on Naples’ San Giovanni a Teduccio (SGT) area. Efforts here aim to transform neglected coastal zones into dynamic centres that improve accessibility, public spaces, and local economy (Marshall, 2001). Historically industrial, SGT has faced socioeconomic decline following manufacturing reductions, resulting in extensive urban decay (Dansero, Puttilli, 2010). Technological integration in urban regeneration is essential, serving as a strategic catalyst that intensely transforms socio-economic landscapes, revitalizes urban areas, and enhances social cohesion through improved infrastructure and innovative practices (Ratti, Claudel, 2016).

Over the last two decades, the area has seen conflicting changes: technological and infrastructural initiatives, such as the Technological Hub, have stimulated revival hopes, marked by tourism growth, park developments, and beach restorations. However, many projects in the former tobacco manufacturing site remain incomplete, leaving redevelopment goals unachieved (Berritto, 2023).

An exploratory field study involving interviews with residents, business operators, and institutional representatives, alongside urban planning document analysis and direct observations, has identified how these initiatives serve as transformation catalysts. These efforts align with ongoing waterfront regeneration projects aimed at reconnecting the community with the sea and enhancing living conditions through sustainable innovation (Comune di Napoli, 2018).

Sustainable waterfront development demands an integrated approach, advocating resource conservation and responsible usage (Hoyle, 2000). Furthermore, maritime activities’ economic impact, particularly in port cities, is crucial for productivity and job creation, reinforcing urban coastal communities’ prosperity.

This paper underscores the intricate role of technological advancements in urban regeneration, particularly in deindustrialized areas, demonstrating how coastal tourism drive sustainable local development, contributing to the economic and social rebirth of a neighborhood.
